Tenant Background Checks
Tenant background checks potentially help landlords reduce the risk of income loss and fraud when renting out an
apartment
or other property. Often referred to as “tenant screening,” the reports reveal information such as previous address, employment history, credit standing, and public record information such as landlord judgments and liens. This information helps landlords assess the applicant’s credit worthiness as well as verifying information on the application. The landlord has a responsibility to his property and his other tenants to provide a safe living environment. A criminal history report can also help asses potential future problems with the tenant and help keep everyone safe. If the tenant is denied based on information the landlord obtained from a background check, the landlord has the responsibility of issuing an adverse action. This lets the applicant know that they were turned down because of information on their report, and offers them information on a company that can help them obtain their records. Applicants should expect landlords to ask for a background check in writing and should not be offended, this is common business practice and is considered beneficial for all those involved. It is best to know the information contained in your background check before applying for tenancy or employment. This way, discrepancies can be dealt with before they affect your application. The law requires a full investigation into all reported discrepancies, however, the process often has no time limit and may take a while. Although there may be some negative information in your past, it is important to remember that being outright about these problems will help establish trust with your potential landlord. It is never good to be caught lying with a background check.
